Many veterans don’t realize the full scope of what their service has earned them. Here’s what the VA home loan program offers.

$0 Down Payment

Eligible veterans can purchase a home with zero down payment — one of the most powerful benefits in the VA loan program. No PMI required either.

Competitive Interest Rates

VA loans typically carry lower interest rates than conventional loans, saving veterans thousands over the life of their mortgage.

No Private Mortgage Insurance

Unlike FHA and many conventional loans, VA loans do not require PMI, which can save veterans $100–$300+ per month.

Easier Qualification

VA loans have more lenient credit requirements and debt-to-income ratio standards, making homeownership accessible for more veterans.

Surviving Spouse Eligibility

The Florida Hometown Heroes Housing Program helps Floridians in the workforce — including veterans and active military — purchase their first homes. It provides up to 5% down payment and closing cost assistance (up to $35,000) for eligible buyers who meet income requirements. Veterans are often given priority or expanded eligibility.
Veterans with service-connected disabilities may qualify for Specially Adapted Housing (SAH) or Special Home Adaptation (SHA) grants, which help modify or build a home to accommodate disability needs. These can be used in conjunction with a VA loan for maximum benefit.
Florida offers significant property tax exemptions for veterans, including up to $5,000 discount for wartime veterans with disability ratings, and a full property tax exemption for veterans with 100% service-connected disability. These can translate to thousands of dollars in annual savings.

Who May Qualify for a VA Home Loan?

Active Duty Service Members

  • Served 90 or more days of active duty
  • Currently on active duty status
  • Statement of Service required

Veterans

  • 90+ days in wartime, 181+ in peacetime
  • Discharged under conditions other than dishonorable
  • Certificate of Eligibility (COE) required

National Guard & Reserves

  • 6+ years of service, or 90+ days active duty under Title 10
  • Discharged honorably or still serving

Surviving Spouses

  • Spouse of veteran who died in service
  • Spouse of veteran with service-connected disability
  • Not remarried (exceptions apply)
